A Unique Selling Philosophy. I believe that optimal exposure comes through co-brokering, and creative marketing. When you list with me, your home/property, not only receives exposure to our real estate co-broking network, but also through a nation-wide marketing campaign:
  • Numerous Internet Sites. Realtor.com with the enhanced package – This will be explained further, upon our meeting. The Harmon Homes on Line, The Record On-Line, The New York Times on Line, just to name a few.
  • Ads in Print Campaign. The Times Herald Record, Harmon Homes – Orange, Bergen, Rockland and the 5 Boroughs Edition of New York. RE/MAX Benchmark Realty’s Own Publication – Distributed to various areas, and Flyers made for the General Public – also distributed/faxed to offices and local shops.
  • Sign Campaign. Signage with an “800” number to give buyers driving by instant information on your Home/ Property. The “800” number is also placed in all your print ads in print to offer your buyer 24 Hours of Detailed Information. The “800” Number has an enhanced feature to allow the buyer a faxed information sheet upon their request. A couple of other features that are quite unique, and will be discussed at my presentation.
  • Virtual Tour Campaign. Virtually the way that we are changing Real Estate, today! A very important tool, especially for our “RELOCATION” Buyers, who usually have only ONE day to go out and see homes. Full Color photography and descriptions are used to give the buyer more detail. My Virtual Tour depicts your homes with a tour of more than your typical and standard, four room tour. Some of your rooms will even have two tours, illustrating another fascinating angle of your home. The buyer coming to see you home with the aid of my virtual tour has a very good idea of what to expect. I can also track how many visitors you have, and distinguish where the buyer is looking at the tour. For example Realtor.com, our MLS site, etc. Buyers love my Virtual Tours and you will, too!
  • Public Open House. A very important tool geared to help Seller’s NOT Realtor’s.
  • Broker Open House. Another very important tool with notification to over 3000 Realtor’s.

Exceptional Service and Experience. From the moment that you list with Lena Silk, I personally take on the selling process as if it were my own home/property. Every detail and strategy is well thought out. A lot more goes into this than just putting the information into the Multiple Listing System – anyone can do that!

Experienced Pricing. As Realtors, we have access to the sold information via the Multiple Listing System and Municipality to where your home/property is located. This is where Realtors receive their information for arriving at a list price for your home. I also use leverage at another site to get more detailed and accurate information. I also consult with appraisers and I have taken an appraisers course to accurately and appropriately adjust for such items as square footage, bathrooms, landscaping, exterior façade, etc.

How The News Gets Out. FAST! Once the information is in the Multiple Listing System, with the Virtual Tour in place, your home/property is sent to all my Internet Sites, and all those buyers that have a prospect match set up – gets this information, instantaneously!

Current living situation, possible school requirements, spouses’ career, challenges or opportunities that will be created with the move, prior experience and familiarity within the area of the expected move, expected timing of the move; important financial questions and helping you secure legal representation.

Your criteria will be also placed in a prospect match, so that when a home/ property are meeting all of your criteria, you will be alerted with the automatic notification system that I will have in place for you.

I make this process as stress free as possible and I will help you with all of the information that you need, other resources that you may require and the support that you need.

I started my career with Civil Engineers, Land Surveyors and Architects.

I earned my degree in Land Surveying, and I also studied Architecture. I began a construction company 15 years ago with my husband and have ran a successful company. – Yes, I understand how to build a home.

I grew up in a Real Estate Environment – and, it rubbed off!

I have a Broker Associates License and I have been practicing over ten years, now.
